Monthly fee: $85.00 per month or 8% of rent, whichever is greater. No fee while vacant
There is a fee of $800.00 for one year lease or 8% of gross rents, whichever is greater

$300 repair reserves required by AZ R/E Dept to be used for repairs,
we will call you with an estimate if repairs are going to be over $300.

We do not permit tenants to have access to your property with out a licensed agent present. Some companies charge less, offer MLS for extra $$ and tenants are given the code for a vendor lock box to view the property on their own, perhaps even take appliances or movie in.This is a dangerous practice, as any child predator or thief could make a copy of key and come back later, when a new family movies in, to assault the children or steal valuables ..This a poor excuse for property management and you should be on the look our for it, carefully check out the agreements with those that offer lower leasing fees. If you do not place the property in MLS and insist licensed agents showing the property using a electronic lock box that records each entry with agents code, time and date shown. Then sure, you can offer a lower leasing fee because you haven't provided much service and no safeguards or lawsuits protection to the owner.

All properties listed as rental properties with the appropriate County and City as required by law. City tax licenses are obtained and taxes collected from tenants are forwarded to the appropriate city on your behalf. Full color for lease sign and MLS Lock box for MLS agents access installed at property.
If leased by MLS agents, we pay their leasing fee, no extra charge to you. All tenant viewings of property must be with a licensed R/E agent. Prospective tenants are never given access to a key to your property.
