Monthly fee: $85.00 per month or 8% of rent, whichever is greater. No fee while vacant

There is a fee of $800.00 for one year lease or 8% of gross rents, whichever is greater
The leasing fee is taken from the first months rent
These leasing rates are to encourage leasing agents to show your property
The more showings, the quicker your property will be leased.

$300 repair reserves required by AZ R/E Dept to be used for repairs,
we will call you with an estimate if repairs are going to be over $300.

Reserves will be used upon vacancy to pay for required
inspections to make property rent ready

Re-leasing fee to existing tenant at end of lease - $300.00

We do not permit tenants to have access to your property with out a licensed agent present. Some companies charge less, offer MLS for extra $$ and tenants are given the code for a vendor lock box to view the property on their own, perhaps even take appliances or movie in.This is a dangerous practice, as any child predator or thief could make a copy of key and come back later, when a new family movies in, to assault the children or steal valuables ..This a poor excuse for property management and you should be on the look our for it, carefully check out the agreements with those that offer lower leasing fees. If you do not place the property in MLS and insist licensed agents showing the property using a electronic lock box that records each entry with agents code, time and date shown. Then sure, you can offer a lower leasing fee because you haven't provided much service and no safeguards or lawsuits protection to the owner.

Check other management companies agreements very carefully.

Initial property inspection and review, ordering repairs/cleaning necessary to make property rent ready.A re-inspection of property to make sure cleaning/repairs have been completed properly. Consultation with owner to determine rental value, updates from us every 2 weeks until rented.
All properties are listed in the Arizona Regional MLS with full color photos and a visual tour, at no extra charge. A full color Visual Tour is placed on our web site and 11 other Internet sites Including Realtor.com.

All properties listed as rental properties with the appropriate County and City as required by law. City tax licenses are obtained and taxes collected from tenants are forwarded to the appropriate city on your behalf. Full color for lease sign and MLS Lock box for MLS agents access installed at property.

If leased by MLS agents, we pay their leasing fee, no extra charge to you. All tenant viewings of property must be with a licensed R/E agent. Prospective tenants are never given access to a key to your property.

We specialize in single family homes, townhouses and condoss.All properties must be in good condition. Fix ups and rehabs accepted selectively at an extra charge based on work needed

Money for repairs and or rehabs shall be placed in your account before any work shall be ordered.

Phoenix Homes by David's property management services are based on our 37 plus years experience in taking care of our customers Phoenix real estate investments. Our Property management program is set up to protect our investors property, preserve the properties value and provide the highest possible return on your investment. We screen potential tenants four different ways, Credit, Background check, criminal records check and sex offenders records check. We constantly monitor the rental market to make sure we are getting the maximum rent income for your property. We use the latest Internet tools to find you a tenant. Phoenix Homes by David property management features six full color photos and color visual tours in the Arizona Regional MLS making your property information available to the 70,000 local Phoenix real estate agents who might have a tenant interested in your property.

Lets talk about tenants

The novice investor thinks getting a tenant is the most important thing, WRONG....Getting a tenant is easy, there's 100's lurking about that have been turned down by other property management companies for poor credit and other issues, (Felonies, pedophilia and drug usage among others). "All they want is someone to give them a chance". (Do you want to be that person? I think not).They love to stop by open houses held by owners (to avoid a leasing fee) and convince them that they are "good people", Knowing a novice investor doesn't belong to a credit checking organization and will have to accept them at their "word". They call rental ads in the newspapers or on Craigslist and other sites, Hanging up when their call is answered by property management company, knowing full well they will run a credit check, Phoenix Homes by David does pluse run a Criminal records check plus and we check sexual offender's list. Con artists are tenants, sex offenders are tenants, neighborhood thief's are tenants, Think of the damage to the property a person could make with make with no credit, background or criminal check.
We will accept no such tenant and neither should you.

Phoenix Homes by David turns away those tenants. If it was all about finding a tenant, we would never have a vacancy. We have the responsibility to our owners to investigate the prospective tenant in every way possible. Even with all our credit, background and criminal record checks, we still get an occasional tenant may have some problems come up who we have to evict.

HOA enforcement & compliance (including notices to Tenants)
City compliance and enforcement upon documented violation
Maintenance Coordination (includes working with Builder/Home Warranties

Phoenix Homes by David Property Management does not accept prospective tenants who do not have a good rental/employment history. We screen prospective tenants 4 different ways, Credit History, includes previous rental payment history, Full Background check, Employment history, Full Criminal records check No drug history and sexual offenders list check. A full color visual tour of each property is placed on our web site

Phoenix area rental homes

Over 500 visitors view our visual tours daily Many of our properties are leased off the visual tours to out of state people coming to the Phoenix area for the jobs. It makes their movie much easier if they can arrange for a home to lease before they arrive with the u-haul

All our properties are listed in the Arizona Regional MLS with full color photos and a full color visual tour at no additional charge to you

Rental values are determined by asking price of homes currently for lease and the leased price of properties in the location of your property.

This information is provided to you for your decision,We contact you every 2 weeks with an update when your property in vacant. A comprehensive, easy to understand, monthly statement is emailed to you the day the rent comes in and a proceeds check is mailed to you directly from Chase bank as soon as the rents are received, posted and deposited in our trust account



Maintaining your investment

Phoenix Homes by David represents your interests above all others. We do not use company personnel to provide maintenance services. All repairs/cleanups needed are ordered from outside vendors. Funds for vacancies, repairs/cleaning must be in your account before work is ordered

When we have a move out, we do the first of many inspections to make sure the property is in "rent ready" condition as soon as possible. The first inspection is to determine the condition of the property and decide how to fairly disperse the deposits. A full report of condition will be made available to you and the prior tenant.If repairs, yardwork or cleaning are needed, the work will be ordered from the outside vendors we use. Each vendor's work will be inspected. after all work is completed, there will be a final inspection to make sure the property is "rent ready"

All repairs and maintenance services required to protect your investment are assigned to reputable companies registered with our company as a accepted vendor.We do not get bids on items that require repairs/cleaning as we have experienced vendors available who have preformed such work before in a competitive and profession manner Vendors are selected for your repair/maintenance according to their specialty.If you prefer bids, the cost for each bid is $75, vendors will no longer do them with out charge

Repairs/maintenance required under $300, will be ordered without consultation.

Over $300 repairs, we will call you for consultation.
